Qualify using 12 or 24 months of bank deposits instead of tax returns.
The essentials
Business owners often write off expenses that lower the income on their tax returns—great at tax time, hard at mortgage time. Bank-statement loans calculate qualifying income from 12 or 24 months of personal or business bank deposits instead.
These are non-QM loans, so rates and down payments are typically higher than conventional. If your returns do support your income, conventional may cost less—Mike will compare both and recommend the better fit.

Personal from the start
You don’t need to have it all figured out. Tell Mike what you have in mind, and explore the options together.
Program availability, terms, and eligibility depend on the lender, the property, and your complete application. This overview is general education, not a commitment to lend.
