The essentials

How this loan works.

FHA loans are insured by the Federal Housing Administration, which lets lenders be more flexible on credit. With a credit score of 580 or higher, the minimum down payment is 3.5%, and gift funds from family can often be used. FHA loans are for a home you’ll live in.

The cost of that flexibility is mortgage insurance: an upfront premium plus an annual premium. With less than 10% down, the annual premium typically lasts for the life of the loan unless you later refinance. If your credit is strong, Mike will compare FHA against conventional so you can see which costs less over time.
