Cash to close

No surprises
at the closing table.

Most buyers plan for the down payment and are caught off guard by everything else. Add your price and down payment, then adjust each cost as a percent or a dollar amount.

The figures below are examples to get you started, not quotes. Mike can replace them with real numbers for your loan and your area.

Your numbers
Assumptions Examples. Edit to match your situation.

Origination, underwriting, appraisal, credit report.

Title insurance and the settlement or closing fee.

Recording and other government or third-party charges.

Insurance, prepaid interest, and the opening escrow balance.

Estimates only. Example rates are not current offers or a commitment to lend. Results are rounded and rely on the assumptions shown, which you can change. Your actual terms depend on your full application, including credit, income, property, and loan program.

Good to know

What to know
before you decide.

  • You’ll get the real numbers in writing.

Within three business days of applying, your lender must send a Loan Estimate that itemizes expected closing costs on a standard form. At least three business days before closing, you’ll receive a Closing Disclosure with the final figures.

  • Prepaids aren’t fees.

Prepaids are amounts paid upfront for your own home, like the first year of homeowners insurance, interest for the rest of your closing month, and the opening deposit into an escrow account for taxes and insurance.

  • Credits and your deposit reduce what you bring.

Seller concessions and lender credits can cover some closing costs, within limits set by your loan program. The earnest money you put down with your offer is credited toward your cash to close.
